According to the latest Heartland MLS stats, there have been 8,237 homes sold year to date as of August 2008. 3,657 homes were 4 bedroom homes and 3,471 homes were 3 bedroom homes. The real estate stats included homes on the Kansas side of the Heartland MLS. The counties include Leavenworth, Wyandotte, Johnson and Miami Counties.

Is there 100% Mortgage Financing on an Olathe and Overland Park Home?

Is there 100% Mortgage Financing on an Olathe and Overland Park Home?

This is a real estate question I get asked quite a bit lately. The news media is reporting that there is no 100% mortgage financing. This information is not true. Depending on where you live, you have options.

In Olathe and Overland Park, Kansas I would recommend the Olympic Gold loan program. The Olympic Gold loan program is a conventional mortgage that will finance 103% of the purchase price up to $417,000.There are only a small handful of qualified lenders who can offer this loan program. There are no first time home buyer requirements for this loan and the income limits are 140% of the HUD AREA Income by County. The loan has a 30 and 40 year fixed rate option with or without a 10 year interest period option. There is an attached press release that goes into more details about the announcement of this mortgage loan program.

In Gardner and Spring Hill, KS. I would recommend the RECD loan. It is a great loan where a home buyer can finance their closing costs into the financing. There are a few requirements on this loan, but I have not found the requirements hard to meet, unless you are outside the geographic areas of the loan.

Olathe Real Estate Stats for Zip Code 66062: Home Prices go up and Days on the Market goes Down.

The homes in the Olathe, Kansas zip code 66062 have gone up in value 1.34% compared to the same quarter in 2007. What a bright spot compared to many Johnson County subdivisions which saw many negatives in the real estate market including home values going down.

With 344 homes selling in the past quarter, the average Olathe home in 66062 sold in 78 days for 100% of list price.

With all of the bleak news about the real estate market, Olathe has some bright news. Home values in the 66061 zip code went up in value .13% compared to the same quarter in 2007. That is good news for the 260 homeowners who sold their homes during the past quarter. The average home in the 66061 zip code sold at 98.8% of list price.

According to the latest Gardner real estate stats, the percentage change in the number of homes sold compared to the same quarter the previous year decreased 45%. Not only did real estate sales decrease 45% in Gardner, the average days on the market increased to 130 days and the prices of homes decreased 3.60%.

Johnson County, Kansas Real Estate Stats: Average Sales Price Decreases

According to the latest Johnson County, Kansas real estate report, the average sales price decreased in the last quarter compared to the previous quarter. Actual sales price decreased from $262,500 to $262,200. Although the average sales price is predicted to increase in the current quarter, a quick review of the real estate stats in key subdivisions doesn't appear that sales prices will increase and in fact may decrease for the second quarter in a row.

Gardner Real Estate Question: I was one of the 350 Embarq Employees who lost their job Friday. I'm going to have difficulties making my mortgage and in fact it may go into foreclosure, what do I do?

This is a real estate question that was asked this weekend. First, I'm sorry for your job loss. Through some questioning, you felt that there will be more job losses at Embarq in Gardner by the end of the year. This may have a huge impact in Gardner. Currently, according to MLS stats, Gardner is down by over 40% in sales.

If you think you will be having a hard time making your mortgage payment, first I would contact the mortgage company who has your mortgage note and inform them what is going on. Secondly, I would request a loan modification or forbearance if your mortgage payment starts getting behind. Glen Stockton, a Gardner Kansas Attorney, would help you negotiate a loan modification or forbearance with your mortgage company. Glen also as access to lenders that can help do a foreclosure prevention mortgage.

If you anticipate your mortgage payment getting 60-90 days behind and not having the resources to make your mortgage payment current contact a seasoned Loss Mitigation Consultant. If a loan modification and forbearance isn't accepted by the mortgage company, a Loss Mitigation Consultant, maybe able to negotiate other options. 

The real estate market is currently slow in Gardner, Kansas. If there is an infusion of many more homes, home values may decline.

Kansas City Real Estate Question: Can a Kansas City homeowner sell their home after it has been foreclosed on?

This real estate question was emailed to us the past week. It is a very good question and with this particular question, I will need more information in order to answer because a real estate foreclosure is different in Kansas and Missouri.

In Kansas after a home has been foreclosed on a homeowner is given redemption rights. These rights can be 90 days to 1 year, depending on the equity position of the homeowner. The homeowner can sell their home during this time period.

In Missouri, there are no redemption rights after a home has been foreclosed on and the homeowner has no rights to the property after the home has been foreclosed on.

As soon as a homeowner misses one mortgage payment in Kansas and Missouri, I would suggest contacting a seasoned Loss Mitigation Consultant. There are more options to help such as requesting a forbearance, loan modification, filing bankruptcy, working out a short sale and more.

I have been working as a Loss Mitigation Consultant for a few years. A Loss Mitigation Consultant or LMC helps homeowners who are in default of their home mortgage. I work with homeowners in Johnson County, Kansas. I have been keeping stats and learning from my mistakes. I have learned that not all mortgage lenders tell the truth and some lenders are so understaffed that the file I’m working on may get over looked.

During September of last year, the average homeowner in default got served by their mortgage company between the 5th and 7th months. This past month, the average homeowner in default got served between the 3rd and 4th months.

I have found that the average homeowner in default in Johnson County is getting served  2 months earlier then last year.

All Johnson County, Kansas Homeowners who are in Foreclosure Over Bought, RIGHT?

My business partner and I have gone on over 100 appointments the past 4 months where a Johnson County homeowner was heading into a real estate foreclosure. As Loss Mitigation Consultants we help homeowners and banks mitigate their losses. Depending on the bank and their representatives we can request forbearance or a loan modification. Some banks are ok to work with and others are very difficult. Some treat the homeowners terrible and others are respectful. Lately, I had a discussion with a representative with a lender who was down right rude. His attitude toward the client was humiliating and he called the client 4 or 5 times a day. When the client informed me of what is going on, I immediately called the lender to see what the status was on the negotiations to a solution. The representative informed me that ALL homeowners who are in foreclosure are low life's and scum and that he makes a bigger bonus on harassing them. 

I asked the representative if he had a chance to review the file. He said no he doesn't look at them that was a different department's job. His job, he informed me, was to collect past due payments.

I informed the representative that these homeowners were not bad people. I informed him that the husband became disabled and is waiting for his 1 year review before he starts receiving his disability insurance payments. The wife lost her job because she took off work too much to take care of the husband and one of their kids who have required many surgeries. It is true that they made well over $100,000 a year, but now they are living on less then $1500. Their health problems, health insurance payments, and car expenses have eaten up their savings. They were truly struggling. The representative, laughed and said, "I guess they didn't plan real well and they over bought."

Most people I come in contact who are in foreclosure are like most people and chose a plan to reach the American Dream. The unfortunate thing is they chose a plan that didn't work. A huge hiccup in their plan like an illness, job loss, fraud or a major negative event has gotten in their way. Most people think that ALL people who are in foreclosure over bought. That is not true. It can happen to any homeowner in Johnson County, Kansas.
